The Challenge
The project presented a familiar but demanding coordination challenge: dense MEP systems routed through limited ceiling plenum space, across a facility where every dollar of rework comes directly off a constrained project budget. The construction schedule left no room for field conflicts, and the installation sequence required precise coordination between mechanical, electrical, plumbing, and fire protection trades to avoid compounding delays.
Our Approach
SKES developed fully coordinated MEPF BIM models for the facility, routing all systems within the actual spatial constraints of the building. Clash detection was performed systematically — not as a one-time check but as an ongoing process through each design iteration — with issues resolved before they reached the installation team. Quantity take-offs were generated from the coordinated model, improving budget accuracy and procurement planning. Construction coordination workflows were structured to give each trade clear visibility into sequencing requirements, reducing the risk of installation conflicts in the field.
